This unique property comprises three plots of land, with a luxury villa and private beach, situated at Playa Hundu, Coral Cliff.

The highest plot of the three is occupied by a charming Caribbean style luxury villa designed by a renowned architect (original drawings and plan available from the current owners). This plot is unusual and unique in that it is elongated and lies parallel to the shoreline so that its cliff face divides the terrain into higher and lower halves. The villa is positioned on the top half. As a result all rooms have sea views and benefit from a cool breeze.  Further, this design ensures that access to virtually every room is possible from both patio and veranda, providing both comfort and convenience.

The house dates from 1993-94 and has been maintained to a high standard by the current owners. Only high quality materials have been used in its construction, each chosen for its suitability for the tropical climate.

The entrance gate gives access to the large walled patio with its abundance of lush tropical plants, including mature trees and many colorful flower varieties. Turning left from the entrance the patio has a secluded seating corner with a small fountain. To the right there is a garage with space for two cars, matching the Caribbean style of the main house. The garage unit includes a utility room and a DIY corner. The patio, at 120m2 (1300 sq ft) sizeable but secluded, lends itself well for dinner parties or barbecues.

Entering the main living area one of its striking features is the high pitched hardwood roof with a wealth of exposed beams and rafters. This roof structure is designed for its natural cooling effect: as the warm air rises up towards the roof and escapes, the living area stays cool. The living room extends into a further spacious area accessed through an archway; this area is suitable for use as office or as hobby room. 

Two sets of French doors open from the living room onto the spacious sea facing veranda which runs almost the entire length of the house. This veranda extends seawards above the cliff face as if floating freely above the lower half of the plot and as a result has spectacular sea views, and looks out onto the beach and the nature reserve around the house. The veranda includes a spacious though secluded seating corner at one end and a generously sized dining area along to the other end, conveniently situated for easy access from the kitchen. The large and luxurious veranda is an outstanding feature of the house and at 80m2 (850 sq ft) it is ideal for leisure activities like parties or gatherings. It is laid with rare Basralocus hardwood, a highly durable and expensive South American species.

Doors, windows and shutters are equipped to make best use of the natural environment: several rooms have Dutch doors (i.e. stable doors) and all doors and windows have louvered shutters to manage sunlight and ventilation. On both ends of the veranda large louvered shutters above the balustrade keep out sunlight and heat. These can be extended outwards to allow in more light and to enable the sea breeze to enter.

All doors and windows are made of durable Meranti hardwood and the roof is lined with beautiful Walaba shakes imported from Guyana. This expensive roofing material has weathered wonderfully and creates a genuine and luxurious Caribbean feel. At various places in and around the house wooden gingerbread decoration has been added, designed and made in St. Maarten specifically for this house.

The master bedroom wing is situated at, and accessed from, the far end of the secluded patio via an anteroom (suitable for use as exercise space). The spacious master bedroom has stunning sea views and has its own private balcony. Its en suite luxury bathroom has double wash basins set in marble tops and benefits from a recessed mosaic tiled bath. The master bedroom suite further includes a separate walk-in closet.

At the opposite end of the house from the master bedroom wing are two further main rooms. One of these, next to the living room, is ideal as office or hobby room, or as spare guest room. The other, at the far end of the veranda is equipped as guest room.

The bedrooms have air conditioning and each has its own en suite bathroom with Sphinx bathroom fixtures and luxurious Grohe mixer taps. All rooms in the house have fitted wardrobes.

The kitchen is Poggenpohl, has two thick granite countertops and 2˝ stainless steel sinks with a mixer tap, and includes a walk-in pantry. The kitchen can be locked and is thus ideally suited if the house is to be used as main unit of a boutique hotel or luxury B&B.

The exceptional swimming pool is reached via a wooden staircase near the dining area end of the veranda. The good size pool is integrated in the terrain adjacent to the rock face and measures 4.5-5m x 13m (15-17ft x 39ft) and is up to 2.5m (8ft) deep. The rock face bordering the pool deck is beautifully covered with flowers and exotic plants. The pool deck has a seating area with a large palapa sun shade leaning from the cliff face rich with blooming Curacao orchids flowering between the many exotic bromeliads. The pool further benefits from its own outdoor shower, partially screened off by fully grown and flowering Heliconias.

The house is surrounded by a mature tropical garden which includes various mature trees like Coconut, Sabalpalm, Mahok, Wayaca, Caimito and Medlar, several of them hung with baskets of lush hanging ferns.

At the lower ground level there is additional accommodation in the form of a one bedroom apartment suitable for use as servants’ quarters (currently used for that purpose). This apartment has its own separate entrance and is directly accessible from the road. It includes a studio bedroom, kitchenette and bathroom. At the far end of the house under the master bedroom wing there is a basement for storage.

Yet, there is more...

Included in this sale (but not for sale separately) are two further land plots located immediately adjacent to the house plot.  Both these plots are accessed directly from the road encircling the house plot and extend down to the shoreline.  One of the two is a corner plot with sea views and looking out on a deep valley green with trees. Given that the official high-water mark (which the land registry records as plot boundary) is actually located several meters seawards from the shoreline these plots include beach property of approximately 800m2 (8600 sq ft), of which around 500m2 (5400 sq ft) is made up of coral or sandy beach.

Access to the property’s beach is situated on one of these two plots and is by a gently meandering flight of steps constructed in concrete down the cliff face. Near the bottom of the steps just before the final descent to beach level is a lovely seating area with a large palapa sun shade making creative use of a small natural cave in the rock face. The property’s beach is named Playa Hundu, along with the other part of the sea front accessed from the adjacent nature reserve.

Both additional plots are free from restrictions on development (subject to the usual consents and otherwise in accordance with local planning rules). Both plots offer phenomenal sea views, including on the coral reef and their expansive natural surroundings.

This property is very suited to development as exclusive boutique resort or hotel, but is equally fantastic for luxurious residential living. Resale, after purchase, of the two additional undeveloped plots would also be a viable option.
