Property tax on Curaçao: OZB rates, assessments and FAQs
The view from a Curaçao home may be the first thing you notice. The annual ownership budget deserves a closer look too. Onroerendezaakbelasting, usually shortened to OZB, is Curaçao’s real property tax. Whether you plan to live on the island or visit from the United States or Canada, include it alongside insurance, maintenance, utilities and any community dues.
What OZB means for a property owner
OZB is a recurring tax connected with real estate. It is separate from the one-time costs of buying a property, from rental-income taxes and from a resort or homeowners’ association contribution. Ask for the property’s assessment information during your purchase review, rather than estimating the bill from an advertisement.
The assessed value and your purchase price
The tax calculation uses the value established for OZB. An asking price, negotiated purchase price and mortgage appraisal serve different purposes and should not be treated as interchangeable. Ask which assessment and valuation period apply to the property and whether there have been changes to the buildings or land.
Values are normally established for five-year periods. Significant construction, improvement or destruction can lead to a new value within a period. The Tax Administration describes thresholds for such changes; have an adviser assess the effect of your own renovation rather than assuming the bill will remain unchanged.

How the progressive rates work
The published rate schedule applies 0.4% to the first 350,000 guilders, 0.5% to the portion from 350,000 to 750,000, and 0.6% to the portion above 750,000. The top percentage does not apply to the entire value. For example, an assessed value of 500,000 produces 1,400 plus 750: a total of 2,150 guilders per year under that schedule. At a value of 1,000,000, the corresponding calculation is 3,400 plus 1,500, or 4,900 guilders.

Understanding XCG, USD and Canadian dollars
Some official pages still label amounts NAf or ANG. The Caribbean guilder, currency code XCG, replaced the Netherlands Antillean guilder at equal value in 2025. It is pegged at XCG 1.79 to US$1. Your bank’s conversion spread and transfer charges can differ from a simple calculation at that peg. If you budget in Canadian dollars, the CAD exchange rate adds another variable.

What to ask before closing
Request the latest assessment, information about outstanding amounts and any pending objections. Have the civil-law notary explain how the parties will settle the year’s tax at closing and what that settlement does—and does not—resolve. Keep a copy with your property records and establish how future notices will reach you while you are abroad.
The land right matters too. Freehold, leasehold and rented government land are not identical arrangements. Ask how the assessment treats the land and buildings in your case, and distinguish OZB from any separate leasehold payment.
If you disagree with an assessment
Read the notice promptly. The Tax Administration’s published guidance uses a two-month objection deadline measured from the assessment date. Challenging the established value is normally tied to the first final assessment in a five-year period, with an additional opportunity when a qualifying interim revaluation is applied. It is therefore too broad to say that value can only ever be challenged in the first year.
An objection and a request to postpone payment are separate matters. Follow the instructions on the notice and obtain advice promptly if the date, value or liable party seems wrong. Keep evidence of submission and do not assume that an unanswered query stops a deadline.

Owning from the United States or Canada
Paying Curaçao property tax does not by itself settle tax or reporting obligations at home. Ask your US or Canadian adviser how ownership, rental income and your residence status affect your filing position. IFL can help you gather property information for the purchase, while the tax assessment and cross-border treatment belong with the relevant authorities and qualified advisers.
Frequently asked questions about property tax on Curaçao
Is OZB the same as the tax paid when I buy?
No. OZB is recurring property tax. Acquisition taxes and closing expenses are separate budget items.
Is the highest rate charged on the whole property value?
No. The published schedule is progressive. Each rate applies to its corresponding portion of the assessed value.
Can I use the listing price to calculate my exact tax bill?
Not reliably. Obtain the applicable OZB assessment and check whether changes to the property or a new valuation affect it.
Will renovating the home affect OZB?
It can. Significant changes may trigger an interim revaluation under the applicable rules. Ask about the tax effect while planning the work.
Can I ignore notices while I am abroad?
No. Arrange reliable receipt of correspondence and have someone monitor deadlines if needed. Keep assessment and payment records together.
Does an objection automatically postpone payment?
Do not assume so. The published procedure treats a payment-deferral request separately. Follow the notice and obtain timely advice.
