Royal Gardens Resort

The resort is characterized by:

The Villa

Ground floor

Both the kitchen and the living room come with in-wall television connectors allowing you to virtually "wireless" hang screens against the wall.
First Floor
Stairs lead from the living room to a beautiful circumferential mezzanine that overlooks the living room and kitchen.
The first floor furthermore hosts 2 spacious bedrooms (20 m2/220 sqft and 15m2/170 sqft), each with a private bathroom. The master bedrooms' ensuite bathroom measures no less than 12 m2/130 sqft and hosts all spa like conveniences including a separate toilet area. Furthermore the master bedroom boasts a spacious walk-in closet with a beautiful cherry wood interior.

Total number of bedrooms and bath rooms on ground floor and 1st floor: 3 of each.

Kitchen
In 2012 a contemporary, very luxurious design kitchen was placed in 'half island'-shape. The kitchen has been equipped with a large granite countertop and offers ample storage space (mainly basket drawers). Furthermore, the kitchen is equipped with a nice breakfast bar. Use of colors is bright and contemporary with beautiful accents in cherry wood and stainless steel. Only high end Europeaan brand (ie Siemens) stainless steel appliances have been installed, like:

Flooring
All flooring was renewed in 2012 and consists mainly of a top quality Balterio laminate floor in (ivory colored) stone design. Balterio belongs to the top brands under the laminate flooring. The ivory-colored floor has been installed by an expert. You will findthe Balterio laminate in the living, kitchen, ground floor bedroom and master bedroom (incl. walk-in closet). The remaining areas of the the villa feature a more common type of floor tiles. The garage floor consists of sealed concrete.

Air Conditioning
The villa was equipped with all new "inverter-equipped" air conditioners in 2012. These are more environmentally friendly and use up to 50% less energy. Also they are known to be considerably more quiet than traditional air-conditioners.

Other installations and facilities:
- electric 120-litre (32 gallon) water heater (2012)
- energy efficient spotlights (halogen, can be changed to LED easily) throughout the house
- new, very energy efficient pool pump
- electric garage door
- drip system for the garden (using no-cost deep well water, maintained by the HOA)
- 127V (110V) and 220V throughout most parts of the house (Kitchen mainly 220V)
- wireless internet (two access points for routers), provided by local companies
- TV-system (TDS or FLOW).

Maintenance
Maintenance of this villa is absolutely ‘top’, the villa is in top condition. The villa has received a new layer of paint, both indoors and outdoors in 2012. New gutters have been installed (with grilles to prevent leaf buildup), all the equipment in the house has been renewed in 2012. You will live here with comfort and with pleasure.

Current maintenance agreements:
- swimming pool: the swimming pool is currently being maintained by Curacao Swimming Pools (cost approx. ANG 225.00/USD 127,00 / month);
- private garden (behind fence): by the gardener who also maintain the central green parts of the resort maintains (cost approx. ANG 75.00/USD 43,00 / week)
