With the leasehold agreement, the one-off canon of 10% of the plot value and the annual canon of 7% of the plot value are owed to the Johannes Bosco Foundation. The provisional lease agreement stipulates that the one-off leasehold rent of ANG 47,500 must be paid into the notary's escrow account two weeks after signing.
Prior to delivery by the notary, the buyer deposits ANG 33,250, being the first annual rent, into the notary's third-party account.
One year after completion, the owner pays the next annual rent of ANG 33,250 directly to the foundation.
If you choose to take over the landlease rights, this will amount to 4% of the purchase price per m2 in year 1 after the start of the landlease agreement; in year 2 it will be 5%, and in year 4 it will be 6% of the purchase price per m2.
The landlease agreement is agreed upon for an indefinite period.
